12/10 Newsletter"When is it good to be in hot water?" part 2
   As promised last month we are going to continue our discussion of hot water safety.
You will recall a list in the newsletter: temperatures at 150 degrees Fahrenheit will cause third degree burns in 2 seconds.Were you aware that many homes have a condition that may deliver water in excess of 180 degrees F?  It is true and very common. It is called a "tank-less coil"
and is found in hot water and steam boilers.These coils made of copper sit in the water of the boilers ; cold water passing through uses heat transfer from the boiler water, the trouble is, the operating temperatures are close to 200 degrees F for water and of course steam is made at 212 degrees F. How can this work safely? There is a valve called a "tempering"valve that must be installed. It will mix the scalding hot water from the boiler with cold water from the main water supply. This will create a "mix" that will be delivered to your faucets. This mix can be safely set at the recommended  120 degrees Fahrenheit.      
       If you feel that your water is dangerously hot please have it checked soon. Sometimes there is a "tempering" valve installed that has failed; all too often the installer has left it out to save a few dollars, this is dangerous and a code violation.These valves are inexpensive and easy to install, so call your plumber soon! Remember it is good to be in "hot water",but not too hot!
